The Importance of Lease and Rental Agreements

When you decided to purchase your home and move into a mobile home/manufactured home community, you had to first apply for tenancy/residency in the community. A prospective resident cannot purchase a home until they are approved for residency in the park. Once the application for tenancy is approved, documents are provided including a rental agreement. The rental agreement may be a month-to-month, one year, or long-term agreement in excess of twelve months. Frequently, other parks documents are a part of the rental package and may be addendums to the rental agreement. As an example, the community’s rules and regulations are part of the agreement along with other documents. It is important to keep these documents for future reference.

As an example, the least contract provides information on the rent. If you have a long-term lease agreement, the amounts of the annual rent increases are spelled out for the terms of the lease as well as the obligations of the management and the resident. The park rules are very important documents as well. Did you know that there are two reasons a resident of a mobile home park can be evicted? One is for not paying the rent, and the other is for not following the park’s rules and regulations. However, evictions from mobile home parks are very rare because residents understand the lifestyle when they move into the park and respect the need to follow park rules. If you have questions about your rental agreement or park rules, be sure to meet with the on-site manager who is very familiar with all park documents.
